The District has received a rezoning and development permit application for 6384 Bruce Street.
The applicant proposes to develop the site with a building containing four stacked townhouses above a 16-space group child care facility with a total floor area ratio (FAR) of 1.1. The proposal includes a parking lot with eight parking spaces to rear of the site accessed from the lane.
Zoning bylaw variances will be required for parking lot screening requirements (the proposed screening is short of the minimum requirements). Removal of a boulevard tree is proposed to accommodate the proposal (replacement tree(s) are under consideration).
The applicant hosted a Public Consultation Meeting on its preliminary plans on October 5, 2023. A summary of the meeting provided by the applicant is posted below.
The proposal is under staff review and is being evaluated under the policies and guidelines within the Horseshoe Bay Local Area Plan.
