1763 Bellevue Avenue

Development Application - Preliminary Projects

The District has received a preliminary proposal for redevelopment 1763 Bellevue Avenue. The site is currently developed with a two-storey building (formerly the Masonic Hall). 

The preliminary proposal is to construct a nine-storey mixed-use building on the site with access to an underground parking garage from Bellevue Avenue and limited surface parking off the lane to the rear. The proposal includes 24 residential strata apartment units, 2 commercial/office units fronting Bellevue Avenue, and community use space on the second floor. 

The subject site is located within the Ambleside Centre Local Area Plan Boundary. 

The preliminary proposal is being considered under Official Community Plan Policy 2.1.15, which allows proposals for sites within a local area plan boundary to be considered in advance of the adoption of a local area plan, provided that community benefits and other objectives can be met.

At the October 6, 2025 meeting, Council moved that the proposal proceed to public consultation prior to the adoption of the Ambleside Town Centre Local Area Plan.

The applicant is hosting a public consultation meeting in accordance with the Preliminary Development Proposal and Public Consultation Policy.
