This webpage provides information about development activities in Cypress Village, a new mixed-use village to be built over the next two decades.

Proposed subdivision of 3500 Block Chippendale Road ("SF1C")

BPP have applied to subdivide 15 existing parcels located at the end of Chippendale Road into 11 new parcels for single family development. Construction of an extension of Chippendale Road and dedication of park land is also proposed. Subdivision and development permit applications are required and the application package is currently under review. Further information will be posted here as the application proceeds.

Development Permit 24-115 (Initial Works)

Development Permit 24-115 has been issued to British Pacific Properties Limited for proposed initial works within the Cypress Village Area. 

The initial works include:

  • phased tree and vegetation clearing (this is limited to a “Phase 1” area with subsequent phases requiring District approval)
  • a “Phase 1” area of earthworks, rock blasting and removal
  • an initial subdivision of land in and adjacent to the Cypress Village Area
  • works authorized by senior levels of government

The initial works are to prepare the lands for the first phase of development consistent with the Area Development Plan for Cypress Village and Eagleridge.

British Pacific Properties Limited commenced these works in January 2025.

Context and Key Documents about Cypress Village

From 2019 to 2024, the District undertook a planning and community engagement process to create detailed policy for a new compact, sustainable urban community in Cypress Village and for protecting a large portion of the Eagleridge lands in perpetuity for conservation and recreation. 

The plan for Cypress Village and Eagleridge was approved at the November 25, 2024 Council meeting. Following adoption of the plan, BPP transferred ownership of its 262 acres in Eagleridge to the District and the District dedicated these lands as park in April 2025, marking a major achievement in environmental protection for the community.
