Summary
An Environmental Development Permit (EDP) was submitted at 4437 Stone Court, to facilitate the redevelopment of a single-family home requiring a zoning bylaw variance.
An Environmental Development Permit is required for any proposed work within 15 metres of the top of a watercourse bank. Under the Official Community Plan, the development permit guidelines NE13 for watercourse protection allow staff to consider zoning bylaw variances in order to prevent or reduce loss of habitat within 15 metres of the top of the watercourse bank. Willow Creek runs along the east side of 4437 Stone Court.
To reduce loss of habitat in the riparian area, the following zoning bylaw variance was requested as per the proposed plans:
- Variance for the front yard setback of the RS3 Zone from 9.1 metres to 2.8 metres.
Council has delegated the approval of Environmental Development Permits to the Director of Planning, Development and Environment Services, subject to public input. Neighbourhood notification was completed in April, 2025.
