Coach House Development Permit
Following neighbourhood notification, the applicant provided additional plans and information responding to concerns received. The Director of Planning, Environment and Development Services approved this Foreshore and Detached Secondary Suite Development Permit (25-065) on November 6, 2025 to permit a one-storey coach house with a floor area variance.
Development Variance Permit
Following public notification of this proposal, the Director of Planning, Environment and Development Services approved a Development Variance Permit (24-031) for 4212 Evergreen Avenue on July 30, 2024. The Minor Development Variance Permit allows for renovation of the existing single-family dwelling on the subject property.
The following Zoning bylaw variances are approved as per the approved plans:
- To vary the combined side yard setback of the RS4 Zone from 4.57 metres to 4.17 metres.
- To vary the waterfront setback under Section 130.13(1) of the Zoning Bylaw from 9.1 metres to 6.59 metres.
