221 Maple Lane (EDP with Variance)

Development Application - Active Applications

The owners of 221 Maple Lane have submitted an application for an Environmental Development Permit with Variance to build a bathroom addition on the north-west corner of the existing dwelling in order to improve livability of the unit.

The EDP is required for the addition as it is within 15 m from the Top of Bank of Cave Creek, a watercourse protection area, which flows through the property. A 33.13 sq. ft. variance to floor area is requested as the property is over the maximum Floor Area Ratio regulation of 0.3 times the site area as per section 204.06 of the Zoning Bylaw.

The proposal includes a requested variance to floor area as shown on the proposed plans.

Proposed Plans

Council has delegated the approval of Environmental Development Permits to the Director of Planning, Development and Environment Services, subject to public input. Please provide your written comments no later than 4:30 p.m. on Tuesday, September 30, 2025, to make them available to the Director for his consideration.
