The Director of Planning, Development and Environment Services considered and approved an amendment to Environmental Development Permit 21-108 on February 15, 2022 to allow for construction of a new single family house with zoning variances.
Background and Summary
Environmental Development Permit 21-108 approved landscaping within the watercourse protection area including riparian planting, tree work, and the construction of stairs, retaining walls, a balcony, sitting area, and water features which would be further from the watercourse than existing structures. A two-storey plus basement dwelling, including a garage and concrete driveway, was approved to be constructed outside the 15-metre setback.
The approved amendment reduced the front yard setback of the previously approved new dwelling as follows:
- Front yard setback reduced from 9.1 m to 7.5 m: 1.6 m variance
