Following public notification of this proposal, the Director of Planning, Development and Environment Services approved this Development Permit on April 9, 2025.
Summary
The owner of 1449 Fulton Avenue submitted an application for an Environmental Development Permit with Variances to install an electrical pole on the subject site.
Vinson Creek flows north to south through the southeast corner of the site. An environmental development permit is required due to proposed works within the 15-metre setback from the top of the watercourse bank. Variances to the Zoning Bylaw may be considered to prevent or reduce loss of habitat within 15 metres of the top of the watercourse bank.
The following zoning bylaw variances were approved to facilitate installation of the power pole:
- To vary the minimum front yard of the RS5 Zone from 7.6 m to 1.04 m
- To vary the minimum side yard of the RS5 Zone from 1.52 m to 0.38 m
- To vary the maximum accessory structure height from 3.7 m to 7.77
