The District has received a preliminary development proposal for 1439, 1441 and 1445 Queens Avenue. The sites are currently zoned RS3 for single family residential. The preliminary proposal is to redevelop the sites with 3 duplexes.
The proposal will require a rezoning and would be considered under Official Community Plan Policy 2.1.3, which aims to expand opportunities for duplex housing by considering site-specific rezoning applications where appropriate to the subject site and context.
The applicant is hosting a public consultation meeting in accordance with the Preliminary Development Proposal and Public Consultation Policy.

This proposal has not been formally submitted as a rezoning application. Providing this project moves forward, the District will process the development application in compliance with the Development Procedures Bylaw that requires ongoing public consultation.
