Following public notification of this proposal, the Director of Planning, Development and Environment Services approved this Development Permit on April 28, 2025.
Summary
The owner of 1045 Aubeneau Crescent submitted an application for a Coach House Development Permit to allow for construction of a detached secondary suite (coach house).
The approved coach house is one-storey with a basement and is to be located within the front yard of the subject property. The following Zoning Bylaw variances are requested as per the proposed plans:
- To vary the front yard setback of the RS3 Zone from 9.1 m to 3.05 m.
- To vary the maximum height of a one-storey coach house from 4.57 m to 5.38 m, measured from average grade to the highest point, inclusive of roof deck railing, of a building with a flat roof.
Council has delegated the approval of coach house development permits to the Director of Planning, Development and Environment Services, subject to public input. Neighbourhood notification was completed in April 2025.
