January 2024 Update
Environmental Development Permit No. 23-030 for 3171 Westmount Place was approved on January 3, 2024.
The owners of 3171 Westmount Place have submitted an application for Environmental Development Permit with variance no. 23-030 for proposed works to the existing single family dwelling requiring zoning bylaw variance.
Westmount Creek flows north to south, parallel to the west property line. An Environmental Development Permit is required due to proposed works within the 15-metre setback from the top of the watercourse bank. Variances to the Zoning Bylaw may be considered in order to prevent or reduce loss of habitat within 15 metres of the top of the watercourse bank.
The applicant is proposing renovations to the first storey and the addition of a second storey level to the existing single-family dwelling. The proposal also includes a new covered front porch, new exterior stairs to the basement, and removal of the second driveway crossing to the southeast of the subject site.
The applicant is requesting minor zoning variance as per proposed plans to allow for the proposed works, requiring an Environmental Development Permit with variance.
