December 2014
Following approval of the Heritage Alteration Permit, the property owner has demolished the house and proposed minor adjustments to the approved HAP, which included:
- Minor window, door & siding changes to reflect the finalized floor plans.
- Elevation changes to the terrace and steps in the front of the property to allow for a smoother transition from the main floor of the house to the patio (to deal with higher bedrock levels in some areas).
The changes have been reviewed and approved by the District. The property owner has supplied a set of “marked up” plans that note the adjustments.
A Heritage Alteration Permit was approved on July 15, 2014 after the LCAC reviewed the proposal on June 24, 2014, where it was given a recommendation of support. The next step is for the property owner to obtain a Building Permit prior to beginning demolition and construction on the site.
Highlights of the proposal
- 2 storey home plus basement
- Complies with zoning
- The new house will sit below the roof peak of the existing house.
- Retention of the laurel hedge along the street
- Existing double “horseshoe” driveway to be replaced with a single driveway.
- New landscaping and trees
