737 20th Street

Development Application - Active Applications

The District has received a rezoning and development permit application for a proposed triplex development project at 737 20th Street (east of 'Hollyburn Mews'). 

The proposal includes a two-storey triplex development, with below grade basements, 3 parking garages off the rear lane, and a floor area ratio of 0.61 (similar to the density of Hollyburn Mews). The easternmost unit will include a small secondary suite in the basement level.

The proposal aims to comply with the OCP’s “Block bounded by Esquimalt Avenue, 20th Street, Fulton Avenue and 21st Street” form and character development permit area and emulate similar zoning standards to the adjacent Hollyburn Mews. 

To collect early urban design input, the proposal was considered by the District’s Design Review Committee (DRC) on February 16, 2023. The DRC supported the project subject to improvement of several aspects to the satisfaction of District planning staff. 

The project will be considered in compliance with the Development Procedures Bylaw; accordingly, the project has not yet been considered by Council.
