The applicant has submitted a revised rezoning and development permit proposal for rental infill at 1552 Esquimalt Avenue. The revised proposal sees the deletion of the previous 17-storey rental tower and ground-level housing flats containing 131 new units.

The proposal is now for two seven-storey rental infill buildings, one on Esquimalt Avenue and the other on Duchess Avenue, containing a combined 139 units. The existing 20-storey tower containing 185 rental units on the site (Ambleside Tower) will remain, for a site-wide total of 324 rental units.

The existing underground parkade will be upgraded and expanded to include 324 parking spaces (1:1 parking ratio), plus bicycle storage.

All units are proposed to be secured as rental housing through a legal agreement. The proposed FAR (Floor Area Ratio) is 3.15 (including the existing tower).

The revised proposal was considered by the Design Review Committee (DRC) on September 16, 2021, and by the North Shore Advisory Committee on Disability Issues on October 7, 2021. The applicant is working on responses to the recommendations made by the committees for staff review.

The application is under staff review. A Council date for the introduction of the development proposal and first reading of bylaws has not yet been determined.

The applicant has requested that the development proposal for 1552 Esquimalt Avenue be placed on hold. Should the applicant wish to proceed in the future, this page will be updated.

An application has been received to rezone 1552 Esquimalt Avenue to add 131 new purpose-built rental units in a new apartment building and ground-oriented housing flats.

The site is currently developed with a 185-unit rental apartment building, Ambleside Towers, which will remain. On-site parking will be increased from 183 to 231 spaces within the underground parkade.

August 2019

The applicant hosted a second public information meeting on its revised proposal on July 23, 2019. The first meeting was held on May 7, 2019.
