671, 685, 693 Clyde Avenue and 694 Duchess Avenue

The District has received a formal rezoning proposal for the redevelopment of 671, 685, 693 Clyde Avenue and 694 Duchess Avenue (just north of Park Royal Shopping Centre). 

The proposal includes a six-storey rental apartment building with a rooftop outdoor amenity level. There are 201 "market rental" units proposed with a total of 51 parking stalls. Access to an underground parkade is proposed on the east side of the site from Clyde Avenue.

The proposed rental units are referred to as "micro-units" due to the limited proposed floor area of the units. 

Council considered the preliminary development proposal on October 4, 2021, and resolved to allow the development to proceed with public consultation prior to the adoption of the Taylor Way Local Area Plan (see Council report below). In compliance with District public engagement requirements, the applicant completed an in-person Preliminary Public Information Meeting on November 24, 2021.

The development proposal was reviewed by the Design Review Committee on February 10, 2022. At that meeting, the DRC resolved to require resubmission of the proposal to address a number of design concerns. The proposal will be further considered by the DRC on April 12, 2022.

The proposal was also reviewed by the North Shore Advisory Committee on Disability Issues (ACDI) on March 24, 2022.

The proposal requires Council approval (OCP Amendment, Rezoning and Development Permit). As is standard practice, there will be opportunities for public input as the proposal advances.
