3172 Mathers Avenue
The District has received an Environmental Development Permit application for the siting of a hydro pole requiring zoning variances at 3172 Mathers Avenue.
An Environmental Development Permit is required if an individual is doing any work within 15 metres (m) of the top of a watercourse bank.
The hydro pole requires the following zoning variances:
- Front yard setback: 8.19 m variance
- Side yard setback: 1.42 m variance
- Accessory structure height: 2.4 m variance
The proposed development would result in an overall net habitat gain of 12.26 m2 for the property, increasing the net habitat gain from the original Development Permit issued for the redevelopment of the property, which was 5.22 m2. The additional habitat gain results from the removal of a retaining wall in the rear yard of the property and a reduction in impervious surfaces and retaining wall alteration in the northwest corner of the property.
As part of the consideration process, neighbours within 50 metres of 3172 Mathers Avenue will receive written notice about the application and will be given two weeks, from August 3 until August 17, 2020 to provide comments to staff on the proposal.
