Development Application - Preliminary Projects

The District has received a preliminary development proposal from Beedie Living to:

  • Amend the zoning for Lot 12 (3875 Uplands Way) to convert the tenure of dwelling units from market rental to market strata, and
  • Obtain the floor area attributed to the District-owned Lot 11 (3131 Uplands Way) and transfer the floor area to the Beedie-owned parcels.

The proposed zoning amendment and floor area transfer from Lot 11 would result in the following proposed buildings:

  • Lot 1: 60 strata units in a 16 storey, 99,900 sq. ft. building,
  • Lot 9: 96 strata units in a 24 storey 143,900 sq. ft. building,
  • Lot 12: 86 strata units (rather than rental) in a 16 storey 111,000 sf. Ft. building, and
  • Lot 13: 95 strata units in a 20 storey 144,200 sq. ft. building over 2 level parkade shared with Lot 12.

Lot 9 and 13 include proposed height variances to exceed the permitted 16 storey height limit under the CD3 Zone.

The applicant hosted a preliminary public consultation meeting on this application on January 13, 2025. This was an applicant-led meeting and was not a District event.

The applicant has now applied for a zoning amendment and development permits for the proposed buildings on Lots 9, 12 and 13. Please see the Active Development Applications webpage for further information.
