The District received a formal redevelopment application for 6544/6546 Royal Avenue and 6388/6390 Douglas Street.
The applicant proposes to develop the site with a 9-unit, 3-storey rowhouse development with a total proposed Floor Area Ratio (FAR) of 1.0. The proposal includes a total of 9 parking stalls (1 enclosed parking space per unit) with vehicle access via a shared driveway off the rear lane.
A variance to the front yard setback and to the west side yard setback is proposed for the proposed siting of the Canada Post mailbox.
The proposed development includes removal of three trees which are protected under the Boulevard Bylaw (see the Arborist Report for more information).
The proposal is being considered under the Horseshoe Bay Local Area Plan. The application requires a development permit.

Council has delegated the approval of minor development permits to the Director of Planning and Development Services, subject to public input. Please provide your written comments no later than 4:30 p.m. on October 1, 2024, to make them available to the Director for consideration.
